A couple of years ago we bought a 2,000 sqft. house with good bones but an very ordinary look on the inside. Well, after some time we wanted to sell it – of course with the most profit. This is why we invested time and some money to get our house ready for the market. It brought us the most money we could have asked for:

How to update your house fast and sell for more money

1. Select a color scheme and start painting the inside

A brown, beige or yellow wall paint is totally outdated. Actually if your house is painted a dark beige inside, you want to change that right away. If you want to sell a house for good money it has to look modern. The easiest way to do this, is to get rid of the dated wall paint.

And this is where the buyer looks at. Does my furniture fit into this house or do I have to paint everything? They don’t want to paint the house before moving in. That’s a fact.

2. Update the kitchen by painting the cabinets or installing new countertops.

It makes a huge difference, even if you just update the countertops. I installed white Quartz countertops in this kitchen because I didn’t want to paint the cabinets. The white and clean look of the countertops make this kitchen look stunning.

I took some of the upper cabinets off and added shelves to make the look of the kitchen bigger and airier. The old laminate countertops were brown/beige of course.

If the kitchen is not huge, it is well worth to update the countertops to make the kitchen look more modern.

If the cabinets look hideous, paint them. With a little talent and investing some time doing it, it can be such a transformation.

The house we sold recently needed updated kitchen cabinets. This is why I researched a lot to find out how to do this project the best possible (cheapest) way. And I am so glad I found out that by using Milk Paint, there is no need to sand the cabinets first. Game changer!!!

3. Update old light fixtures

Get rid of old and hideous light fixtures. Add some bling or just something more modern looking. A good light makes such a difference.

Add floor lamps if a room is very dark. If the light fixtures are pretty, take out the yellow light bulbs and replace them with white LED bulbs. This easy step makes a room look so much lighter and fresher.

4. Updated bathrooms are essential

How do your bathrooms look? This is probably the most important factor if you want your buyer to pay top dollars for it.

Potential buyers don’t want to start remodeling, they want to move into a house and be done. If the bathrooms are nicely updated, it makes a huge impact on their decision.

This is why I updated this bathroom before we sold the house. I did this project on a weekend and completely on a budget:

And I didn’t spend a lot of money. The bathtub was in good shape, we updated all toilets when we moved into this house years ago (new toilet is around $ 150).

A fresh wall paint, a shiplap wall, vinyl floor and different decor was sufficient to get a wow factor.

I did this remodel on a weekend and for under $ 200. It is not a huge bathroom, therefore I was pretty fast done with it.

Here are the costs for the bathroom remodel:

• The floor vinyl tiles where $ 1 each.
• The shiplap was so easy to put up and cost a total of $ 40.
• Fresh paint
• a new mirror $ 28 and
• a new shower curtain $20

5. Fresh flowers for a fresh curb appeal

This is probably the fastest and easiest change you can make to your house. Paint your front door in an inviting color that fits to your house. How about a stunning red, a calming blue or green?

Add some fresh flowers, a pretty chair with a colorful pillow or a happy wood sign next to your front door. Make the first look of your house stunning and inviting.

We tackled all of the above mentioned points before we were thinking of selling our house. Of course, I packed away most of my decor before we called our realtor.

Your rooms have to be decluttered and the furniture has to be openly arranged for photographs and to make a grande impression. Think about yourself, what are you looking for in a house that you want to buy?

Take all of your personnel belongings out of your house and make it neutral. The less furniture and decor, the better it is. You are going to move anyways, so pack some of your stuff away and store the boxes neatly in your garage or basement.

We sold our house the first weekend it came on the market. We had so many showing requests, that we packed the Camper and drove to the next beach to get away from it all. Best decision ever.
